Application Process
Yes, we accept roommates. However, we do not roommate match. The lease must be signed by all occupants.
Yes, anyone over the age of 18 who will live in the unit must apply and be listed as a leaseholder on the lease.
Applicants must upload the following:
- A government-issued photo ID (driver's license, state-issued identity card, passport, military ID)
- For income verification, one of the following:
- a PDF of a bank statement downloaded from the bank's website
- or a PDF paystub downloaded directly from the employee's payroll website
- or fully executed offer letter for new employment
- For self-employed renters, the most recent tax transcript will be required.
- Satisfactory Landlord Verification may be required.
Home owners may need to provide proof of home sale in lieu of rental history.
Uploading the requested documents in a timely manner is important for prompt rental application approval.
Insurance
Renter's insurance is required for all apartments at 3800 Acqua. Tenants have the option of enrolling in a renter’s insurance policy of their choice or being automatically enrolled into ResidentShield Insurance.
Renters insurance coverage protects you from having to pay for damages you accidentally cause to your apartment or your apartment community. Without it, you could lose your apartment and be liable for thousands of dollars in damages.
You can enroll directly through your RentCafe resident portal or during the online application. Alternatively, you can also enroll at ResidentShield.com.
ResidentShield offers two coverage options:

Full Coverage: Protects your personal belongings against events like fire, theft, lightning, and more. This option also includes liability coverage if someone is accidentally injured, or their property is damaged due to your actions.

Liability-Only Coverage: Covers property damage caused by you but does not include protection for your personal belongings.
Depending on the state you live in, you may have the option to also purchase optional pet damage coverage, water and sewer coverage.
You can file a claim online at residentshield.com/claims or call 1 (800) 566-1186.
You will need to file a claim. Your claims adjuster will ask for records that show you owned the items. This could include receipts, credit card statements, owner’s manuals, or even photos and videos of your belongings. It is recommended to keep photos or a video inventory stored safely online or off-site so they’re easy to access if you ever need them.
Yes! Your spouse and up to three other adults (18 and older) can be included under one policy. Small additional fees may apply for adding extra roommates.
Residents
At 3800 Acqua, we love pets — and we’re proud to offer a community designed with both you and your furry family members in mind. To keep our spaces safe, clean, and enjoyable for all residents, we kindly ask that you follow our pet policy:
- Cats and dogs are welcome
- Up to 2 pets per apartment
- Breed and size restrictions may apply (see below)
- Clean up after your pets
- Do not house your pet on your balcony or porch
The full pet policy is available in your lease agreement.
Breed Restrictions
While we welcome most breeds, we do not allow the following (or mixed breeds of the following): Pit Bull, Rottweiler, Doberman, Chow, or any aggressive breeds as defined by insurance standards.
Utilities paid by the tenant are water, sewer, and electricity unless you elect to enroll in the all-inclusive utility package. Internet and trash are included in rent. There is no monthly amenity fee.
Yes. Residents often decorate their balconies for holidays or seasonally.
No. Grills are prohibited on patios and balconies due to fire risk. Grills are provided as a community amenity near the swimming pool.
Two (2) people per bedroom.
Amenities
3800 Acqua Apartments does not charge a separate monthly amenity fee. All the amenities are included in your regular rent except for certain clubhouse rentals required for parties or large groups.
In the summer between Memorial Day and Labor Day.
Yes! The sundeck area is open year-round for resident enjoyment! This space features access to the outdoor seating, corn-hole boards, fire pit, and grill areas—perfect for relaxing or spending time with friends and neighbors.
Yes. Residents can rent the clubhouse for private parties (birthday, retirement, anniversary) for a fee. No public or commercial events. Residents must leave the clubhouse in clean and tidy condition following the party.
The community fitness center (located in the 1200 Building, west end of Bridgeport Way), is open 24 hours a day. Use your resident key fob for access.
Community
3800 Acqua is a smoke-free community. Smoking is prohibited on balconies and inside apartment homes. Please be courteous and refrain from smoking in common areas like dog parks, pool deck, and other outdoor lounge areas.
Every apartment home is equipped with washing and drying laundry machines. Some units include stacked washer/dryers.
Yes. There are storage cages available for rent in the same building as the Clubhouse. Contact the leasing office for sizes, rates and availability.
No, 3800 Acqua does not provide reserved parking spaces. However, there are a limited number of covered reserved parking spaces. Ask your leasing agent for more information about availability and rent rates.
